We are currently looking for you as a Real Estate Manager (m/f/d) to join our team as soon as possible.

Please note that we are currently not looking to fill positions to expand the portfolio, but are specifically looking for a Real Estate Manager (m/f/d) to focus on the maintenance and optimization of our existing real estate portfolio. 

Reporting to the European Estate Manager, this full time position primarily involves managing the
Group`s existing real estate portfolio in Germany and the Netherlands. Your main duties will include:

  • proactively undertaking rent discussions, lease renewals, lease regears, and operating break
    options where necessary after obtaining formal Board approval with a view to minimising all
    occupational outgoings whilst maximising opportunities for successful trading
  • seeking and obtaining landlords` consents for alterations and other consents within leases
    (such as change of use, or applications to assign or underlet) and ensuring compliance with
    other specific lease terms to ensure forfeiture action is mitigated
  • controlling service charge expenditure in the patch and ensuring value for money is obtained
    in every case where common charges are paid, and challenging those that appear excessive
  • managing the group`s external agents where necessary, and managing interim and terminal
    dilapidation settlements to provide the most effective settlement for the Group
  • investigating and authorising where necessary invoices levied by a landlord or other party
    under a lease
  • provide property specific advice on any queries relating to properties with the relevant
    patch from other areas of the business
  • liaise closely with both the Maintenance team and landlords to ensure landlord repairing
    covenants are addressed quickly and effectively, and that any health and safety issues
    requiring landlord involvement are addressed appropriately and within an appropriate
    timescale
  • regularly updating work in progress schedules and providing updates as necessary/at
    suitable intervals on project work such as multiple applications to change legal holding
    companies or comprehensive lease renegotiations
  • become involved as necessary in due diligence work during the proposed purchase of
    companies or other property purchases
  • ensure the departmental Property Database (Qube Horizon) is maintained and updated so
    that comprehensive and current information is available to anyone within the team or other
    Group departments when requested and that full compliance with IFRS `16 is maintained
  • ensuring that under-utilised space/vacant space is re-utilised within the business wherever
    possible and that vacant property costs are minimised at all times

The ideal candidate should be able demonstrate the following skills and experience:

  • Your resume includes a completed university degree (Bachelor's or Master's) with a focus on real estate management or general business administration, preferably with an additional qualification in real estate economics
  • Furthermore, you have gained extensive experience in the past in real estate asset management of complex property portfolios
  • You can demonstrate knowledge and experience in the field of real estate valuation and market value determination
  • You possess knowledge of rental and purchase contract law, along with negotiation experience in contract negotiations.
  • Willingness to travel
  • Excellent German and English language skills complete your profile
